Every property is different, so pricing depends on the size, condition, accessibility, surface type, level of staining, and cleaning method required. We can often provide an estimate from photos and basic measurements, but larger or more complicated projects may require an on-site visit. We don't want to advertise a one-size-fits-all price because our goal is to recommend the correct cleaning process for the property rather than simply price by square footage.

We choose the cleaning method based on the surface. Soft washing uses low pressure along with professional cleaning solutions and is typically used for roofs, stucco, siding, painted surfaces, and other materials that could be damaged by high pressure. Pressure washing is better suited for durable surfaces such as concrete, certain masonry, pavers, and other hard surfaces. We can also use hot water when appropriate for grease, gum, and heavily soiled commercial surfaces. The goal is always to use the safest method that will produce the best result.

We specialize in low-pressure roof cleaning and can safely clean many common roofing materials, including composition/asphalt shingles and certain tile roofing systems. Before beginning, we evaluate the roof material, condition, pitch, accessibility, and surrounding property to determine the safest cleaning method. We do not use unnecessary high pressure on roofing materials.

Yes. Channel Islands Pressure Washing LLC is fully insured and licensed. We can also provide certificates of insurance and other vendor documentation when required by homeowners associations, property managers, commercial properties, and other clients.

Many residential projects can be completed in a few hours. Larger homes, roof cleaning, paver restoration, commercial properties, and HOA projects can take anywhere from a full day to multiple days. Before starting a project, we provide the customer with an expected timeframe and coordinate scheduling to minimize disruption.

In most cases, the customer does not need to be home as long as we have access to the areas being cleaned and any necessary water sources. Depending on the service, we may ask customers to close windows and doors, move vehicles, remove or secure delicate outdoor items, keep pets indoors, and make sure gates or other access points are available. For larger HOA and commercial projects, we can also provide notices ahead of time so residents, tenants, and property managers know how to prepare.

We take precautions to protect landscaping, pets, people, and surrounding property throughout the cleaning process. Our technicians evaluate the property before cleaning and use appropriate dilution, pre-wetting, rinsing, and plant-protection procedures when cleaning solutions are required. We also ask that pets and people remain away from the immediate work area while cleaning is underway.

When required, we use professional closed-loop water-recovery methods to help prevent wastewater, cleaning solutions, oils, debris, and other contaminants from entering storm drains. Depending on the project, we can contain and recover wastewater from the cleaning area rather than allowing it to flow untreated into the storm-drain system. This is especially important on commercial properties, parking areas, HOAs, and other locations where runoff needs to be carefully managed. It also helps protect local waterways and the surrounding environment.

We offer specialized treatment for oil stains, rust, graffiti, hard-water staining, and other difficult surface contaminants. However, we never guarantee 100% removal. Some stains penetrate deeply into concrete, stucco, masonry, pavers, and other porous materials or may have permanently altered the surface. Our goal is to achieve the best possible improvement while protecting the underlying material. In some cases, multiple treatments or additional restoration may be recommended.

There isn't one schedule that fits every property. Location, shade, landscaping, moisture, traffic, irrigation, and exposure all affect how quickly surfaces become dirty. As a general guideline, exterior house washing may be needed every 1 to 2 years, while driveways and concrete can be cleaned annually or as needed. Roof cleaning is generally performed less frequently and should be based on visible organic growth and the condition of the roofing material rather than automatically cleaning it every year. For commercial properties and HOAs, we can create recurring maintenance schedules ranging from weekly or bi-weekly service to monthly, quarterly, semi-annual, or annual cleaning.

We regularly perform work after business hours and overnight when necessary to minimize disruption to residents, customers, tenants, and businesses. We also offer recurring maintenance programs including weekly, bi-weekly, monthly, quarterly, semi-annual, and annual service. Services can include storefronts, sidewalks, building washing, trash enclosures, awnings, gutters, windows, graffiti removal, concrete cleaning, and other exterior maintenance. We can work directly with property managers to establish a schedule and scope based on the needs of each property.

Channel Islands Pressure Washing has approximately seven years of professional exterior-cleaning experience and became Channel Islands Pressure Washing LLC in 2023. We are a locally operated Ventura County company with trained technicians who handle residential, commercial, HOA, and property-management projects throughout the area.
